No Linen Fees
Beachside pays for all your linens. Linen package includes: fitted and flat sheets, blankets, pillow cases, bath towels, wash rags, hand towels, kitchen towels and optional Duvet covers. Our linens are top quality, over 300 thread count and are laundered in a separate laundry facility – not in your rental unit.
Frequent Inspections
The cleaning fee depends on the floor plan. Owner never pays cleaning fee unless they stay in the unit. Guests are required to pay the cleaning fee.
Damage Insurance, at NO Cost to Owners
Each guest is required to pay a non refundable “peace of mind” insurance plan that covers damages up to $1500.00
Easy Billing for Maintenance
We have 2 very easy options that you can choose from.
- Option 1is our maintenance program, which is $22.50 every month and covers all minor maintenance issues that may arise. Examples: Light bulbs, air filters, minor plumbing problems, batteries or issues that fall into our skill level. The monthly fee also covers all materials.
- Option 2 You choose not to be on the maintenance program and are billed on a case to case basis. The cost is $35.00 per hour and does not cover materials.
We Advertise Aggressively
We are aggressive in marketing and advertising your specific home/condo. We have a new and user friendly website (www.staybeachside.com), we use all the social networking sites (Facebook, Twitter), we advertise with the local chamber of commerce, we sponsor local events, and we are consistently ranked number one on all the major search engine sites like Google, MSN and Yahoo. We have an in-house web designer/marketer, and we use VRBO and Homeaway.
We Manage your Listing(s) on VRBO.com
VRBO stands for Vacation Rental by Owner (VRBO.com). It is a highly visited site where potential guests search for vacation accommodations. We will set this up and manage for it you. Base rate is $254.15 and that supplies you with 5 photos and your own listing page. If you wish to have additional photos it goes up in price. The more photos you have the higher you are ranked. Approximately 15% of our reservations came from this website last year.
We take Pictures and Write About Your Condo, for FREE!
We will go in and take pictures of your home for free! We can have up to 20 photos on our website.
Our Rates are Very Competitive
We research what other companies are charging and compile an average. You will always have the last say and agree to the set rates.
We Handle Check-ins Professionally
We conveniently email or mail the guest a detailed map and set of directions to our office where they will check-in. If they will be arriving after our business hours we will then make arrangements to give them a code to our after-hours lock box where they will pick up their guest packet. We have a 24 hour on call representative to answer any after hour phone calls and emergency maintenance issues that may arise.
We Provide Monthly Statements
Statements will go out around the 10th of every month. You can either join our direct deposit program and have your checks automatically deposited into your bank account. Or you can arrange to have your monthly earnings mailed to you.
You Can View Your Statements Online
We have an owner log in on our website where you can view all your reservations, previous statements and book your home for personal use.
